The average UK house price currently stands at approximately £271,900, around 1.4% higher than a year ago, while mortgage affordability has improved, with average two-year fixed rates easing. Sales activity remains steady and the number of homes available for buyers remains above recent seasonal averages, providing greater choice and helping to maintain healthy levels of market movement.
