Welcome to Pearsons Property Auctions. We sell property and land throughout our branch network area and the Isle of Wight.

In constant demand are investments with a good return, land with or without potential for development/planning permission, strategic land, paddocks and woodland, unusual houses, garages, commercial freeholds, long leasehold properties, property held on defective leases, flats including retirement apartments and bungalows. Any property where there is room to improve, from a basic redecoration to major building and structural work, is extremely popular and the prospect to enhance the value makes these possibilities reach excellent prices.

Our regular property sales are held in the Ageas Suite, Ageas Bowl County Cricket Ground, West End, SO30 3XH.

Here there are excellent facilities and with the auctions starting at 11am in the mid-week they are always well attended.

The clear advantages of selling by auction.

  • The buyer will need to out-bid all others to be successful
  • Contracts will exchange on the auction day therefore avoiding the usual risk of a sale agreed falling through, wasting time, causing stress and causing extra costs
  • This method avoids the need to rely on opinion of value as there is no asking price and the buyers will in effect price the property themselves
  • It also means that the seller does not have to decide who to sell to as the highest bid will succeed, ensuring the best price is achieved on the day
  • This way of marketing will attract buyers from a much wider geographical area than offering locally and the more buyers there are the higher the price is likely to be

The sale of property by public auction has become increasingly popular where the seller wishes to control both the pricing and the timing of the sale. This method attracts potential buyers from a wider geographical area than the more usual private treaty method with many keen buyers searching out auctions to find their ideal purchase.

How it works

Properties and land being offered through the Pearsons Auction will all be subject to a confidential “Reserve Price”. This is the figure agreed below which you do not wish to sell, a safety net price to avoid any chance of selling for too little. The auctioneer will then set a Price Guide for advertising at an attractive level to ensure a good amount of interest is generated.

We will then liaise with your solicitor to arrange the necessary Legal Pack which will include proof of the title, a local search and anything else considered essential for a buyer to decide to buy. Potential buyers will then be shown the lot and we will discuss and review the results with you throughout the marketing period.

On the day, all those interested will be asked to attend the auction and bid in competition with each other. On the fall of the gavel a legally binding contract is formed and the buyer is committed to complete the purchase on a predetermined date, usually four weeks after the sale.

We would highly recommend Pearsons, they were the agents for our purchase and they helped us every step of the way. Paul stayed in touch with us continually, nothing was too much trouble and he'd often respond to our call within ten minutes which we very much appreciated. They helped us to liaise with the sellers and negotiate a fair purchase price, we really felt that we could trust their feedback and opinions. If you want a professional, honest and really helpful service then you must use Pearsons, a big thanks to Paul and his team for helping us achieve our purchase within the Stamp Duty deadline.

Buying without being there (proxy/telephone bidding)

If you cannot attend the auction, or do not wish to, you can still bid on our lots by Proxy or Telephone. You will be required to arrange this in advance, download the form and terms and conditions.

Money laundering regulations

The Anti-Money laundering regulations, 4th Directive came into effect on 26th June 2017 and as Property Auctions fall within a ‘relevant business’, it is therefore a requirement of Pearsons to follow certain procedures within this legislation.
