Lettings Market Update - Winter 2025

The rental market in south Hampshire has started 2026 buoyantly, with sustained demand in all segments and steady prices. The average monthly rent is £1,399 in the region, based on ONS data collected between November 2024 and November 2025. Therefore, showing an increase of around 4% over the year, reflecting strong competition for properties. In particular, Two‑bedroom homes are in most demand, making up 41.1% of listings.

The Renters Reform Act passed into law just before Christmas, with the majority of changes coming into force in May of this year. We are currently adapting our processes to comply with the change in the law. However, we believe that there is still a place in the market for small scale landlords, provided that they concentrate on good quality properties, maintaining them in good condition, and thus yielding a good rent return.
