Three of the Best Join the Southampton Branch

Due to expansion and promotion the sales team at Southampton
are pleased to announce some new recruits.  Sasha Cosier has joined as Lead Sales Coordinator with the
responsibility of keeping a sales team organised and sellers updated on the
progress of the sale of their home, and arranging new viewing appointments
amongst a whole plethora of other duties she is one busy lady! With a wealth of
experience in all parts of the business Lee Turner, Director commented “We are
delighted to welcome Sasha on board and have already seen the benefit of her
experience and understanding the need to deliver outstanding results through
excellent customer service”

Noah Bradwell has joined as a Sales Coordinator having
previously been responsible for looking after all aspects of running an
independent village based Estate Agency in Southampton. Noah was looking for an
opportunity to take a “step up to a new challenge” and is a keen sportsman
with a determination to exceed all expectations.

Sam Mansbridge is the latest recruit. Calm under pressure
with a “can do” attitude Sam completes the recruitment drive. With many years
industry experience Sam is looking to assist sellers and buyers achieve their
objectives. Commenting on his appointment Sam added “I am pleased to have the
opportunity to help Pearsons customers and clients. Moving home can be
stressful and distracting, having a strong understanding of objectives and an
empathetic approach can make a real difference.

Round-up of our first auction of the year

7th February was our first auction of 2018 and it was very encouraging to see well over 100 people in attendance. This resulted in a lot of activity in the room with bidding quite frantic on several of the lots.

Whilst the older style do-ups continually prove to be the most attractive opportunities on the day, everything will sell, it is only a matter of price.

Clients ask me how the eventual selling prices relate to the published price guides. So for this auction I can tell you that we averaged 18.6% over the guide on those lots that sold. Money wise this equated to £36,000 per lot which just goes to show that things do not necessarily sell cheap on the day.

Pearsons Estate Agents are delighted to announce the opening of their new office in the centre of Bishop’s Waltham. While the company already has a significant presence across southern Hampshire, this latest addition to the Pearsons network consolidates the company’s coverage of the popular Meon Valley area.

The Pearsons Bishop’s Waltham office will provide comprehensive sales and lettings services along with specialist support to deal with sale by auction, land acquisition, development (new homes), surveying, property and block management along with mortgages and financial advice.

The new Bishop’s Waltham office is run by a friendly team of property professionals with plenty of local knowledge.   

The team will be led by Debbie Passells, a Pearsons company director who has demonstrated her flair and passion for sales over many years of service. 

Polly Shinton is taking on the Sales Negotiator role. Polly is one of the ‘rising stars’ at Pearsons and brings talent, enthusiasm and fresh thinking to her work.

Lynn Thompson is in charge of sales progression and administration, drawing on her extensive background in new homes, part exchange management and company administration. Lynn also has her finger on the local pulse, having lived in Bishop’s Waltham since childhood.  

Cliff Ciorra is taking care of the lettings side of the business and looks forward to helping landlords in Bishop’s Waltham and the wider area.

Ian Spicer will be providing right-hand-man support to the sales team, drawing on his considerable experience.

Notes from the Auction Rostrum

It has been a very busy year and sadly this will be our last auction of 2017. The activity over the last 11 months has been constant and some of the prices achieved have proved to clients why it pays to take a property to auction. Obviously some lots generate more interest than others, depending of course on price and demand, but everything will attract offers and at auction you can be sure that the best price has been achieved. 

Once again there is a mixed bag of opportunities to consider, starting with 10 acres of land with fishing rights, to two additional plots both in excess of an acre.

The four lots under £100,000 will interest the investor buyers and the six houses up to £250,000 are ideal for home or rental, subject to certain works. 

Within the selection of higher priced properties you will find a ready to occupy modern four bedroom detached house in Fareham, a substantial Victorian detached residence with existing commercial usage, but having much potential for other considerations and finally a charming period cottage in Bosham (sitting tenants) with direct views over the harbour.

Auction Star Performer

In our August auction the star performer on the day was "The Firs" in the historic village of Hambledon. This delightful detached cottage was offered as the last lot in the sale and even though it had attracted over 60 viewings in the pre-auction marketing period, the level of interest had exceeded all expectations:

The audience of over 100 people sat tight in eager anticipation to await the outcome. With everyone reluctant to start, the bidding opened just below the guide price of £395,000 and with hands being raised from all corners of the room, the hammer finally fell at £490,500.

As one would expect the clients were very satisfied with the result and glad that they decided to sell by auction as it took the stress out of the whole situation.
