Pearsons coffee and cake morning held on 23rd March in aid of the Winchester City Mill was a tremendous success.

Pearsons coffee and cake morning held on 23rd March in aid of the Winchester City Mill was a tremendous success with over 100 attendees enjoying the selection of donated cakes, bread made from the Mills’ flour, and copious amounts of coffee and tea. The event raised £1736 in donations for this worthy cause.

The Mill, owned and maintained by the National Trust dates back over a thousand years and is the oldest working watermill in Britain. The damage done by the flooding means that £150,000 needs to be raised by June in order to prevent this much loved building from being closed.

Simon Pinkney (Pearsons Director) said; ‘we were really grateful for all who attended and for the fantastic donations made these combined with our own contribution have made a worthwhile addition to the funds raised so far.’

Pearsons Winchester are holding a charity coffee morning to raise funds for Winchester City Mill

Pearsons are pleased to be supporting Winchester City Mill in their efforts to raise essential funds needed for urgent repairs following damage sustained during flooding in 2014.

The Mill, owned and maintained by the National Trust dates back over a thousand years and is the oldest working watermill in Britain. The damage done by the flooding means that £150,000 needs to be raised by June in order to prevent this much loved  building from being closed.

As mortgage rates hit a new low, mortgage lending hits a new high

In response to the economic uncertainty following Brexit in June, the governor of the Bank of England reduced the base rate to a record low of 0.25% in August. 

Subsequently figures showed gross mortgage lending hit its highest August level since before the financial crash, as the housing market appeared to defy fears of a downturn after the referendum.

Indeed, the Council of Mortgage Lenders (CML) said its members had advanced a total of £22.5bn during the month, which was 7% higher than July’s figure and up 15% on the same time last year.

However, as the mortgage market remains complex and becomes ever more confusing to navigate - with more lenders and products available than ever before - another industry figure continues to climb. That's the fact that today around 70% of borrowers now turn to brokers for specialist advice and guidance toward the best and most appropriate deal for them.

Chris Croake, Director of Pearsons mortgage partner, Choice Financial Solutions, comments, 'The mortgage market is healthy for borrowers, whether they're purchasing or re-mortgaging. The competition has meant plenty of options available for first time buyers, the self-employed and even those with less than perfect credit histories.'

However, Chris cautions borrowers to select their broker carefully to ensure they benefit from the best mortgage deal, 'As mentioned in the last edition of Dwell, the recently EU-imposed Mortgage Credit Directive (MCD) has meant that the rules under which brokers can refer to themselves as independent has changed. The residential lettings department in our flagship Southampton office enjoyed its most successful year ever in 2015. Well, in 2016 they look set to surpass that success - with September being a record breaking month in terms of fee income.

There's no doubt that the fantastic results achieved by our Lettings Manager, Marsh Stone, and his team in Southampton clearly demonstrate two things. Charity Jumble Sale in aid of the Waterside Cancer Support Centre

Following a successful fund raising Jumble Sale in aid of the Waterside Cancer Support Centre, Pearsons Hythe office would like to say a " huge thank you to all the lovely people that turned up, helped and donated, to our latest jumble sale."  Although it was a very gloomy day outside there was a great atmosphere in the hall and the event raised just over £500.

The Waterside Cancer Support Centre were also very grateful for the generous donation and said "this donation will help us sustain the services we provide to anyone affected by cancer from the Waterside, New Forest, Totton and surrounding areas.  We can't thank you enough for your continued generous support."

Going, going… Property Auctions team going from strength to strength

Pearsons Property Auctions department has continued to thrive in a year that has seen some potentially unsettling changes for the property market, from the 3% Stamp Duty rate on properties over £125,000 to Brexit.  

Our auctions have become a regular and renowned feature of the Hampshire property market scene with the mid-week events we hold at the Hilton Hotel at the Ageas Bowl County Cricket Ground, West End, always well attended.

Our sales feature properties and land from all across the county, including the Isle of Wight. These include residential homes – such as houses, bungalows and flats – investments and buy-to-let opportunities plus commercial facilities. Note that auctions are not just for dilapidated properties, those that will be renovated or demolished and developed. No, more and more 'ready to move into' homes are making it onto our lists. That's because both sellers and buyers appreciate the benefits of doing business in this way, including the fact that contracts are exchanged at the auction and the sale has to be completed within 20 business days of that. This avoids the usual risk of chains, sales falling through and wasted time, money and hassle.

We were obviously delighted, the seller was delighted and the pub landlord was delighted having over 50 extra customers on a quiet mid-week, Wednesday morning with the bar just opened and lunch about to be served!’
