Pearsons Denmead welcome Michael Alder to the team

  • 15 February, 2018

Michael is an estate agent with over 30 years experience, having worked both in the corporate side of the industry and as a partner in his own business.

He is a family man whose wife Karen runs a Haberdashery business in Chichester. His two sons have left home and live in Canada and Bristol respectively.

When not at work, he likes to play golf and once played cricket in the Sussex League for Chichester before age and injury curtailed his playing career. Now he is a keen supporter and watches when he can.

Round-up of our first auction of the year

  • 14 February, 2018

7th February was our first auction of 2018 and it was very encouraging to see well over 100 people in attendance. This resulted in a lot of activity in the room with bidding quite frantic on several of the lots.

Whilst the older style do-ups continually prove to be the most attractive opportunities on the day, everything will sell, it is only a matter of price.

Clients ask me how the eventual selling prices relate to the published price guides. So for this auction I can tell you that we averaged 18.6% over the guide on those lots that sold. Money wise this equated to £36,000 per lot which just goes to show that things do not necessarily sell cheap on the day.

If you are considering selling this year and think that auction may be a possibility, please give me a call and we can have a chat.

Meet the team at our new Bishop's Waltham office

  • 31 January, 2018

Pearsons Estate Agents are delighted to announce the opening of their new office in the centre of Bishop’s Waltham. While the company already has a significant presence across southern Hampshire, this latest addition to the Pearsons network consolidates the company’s coverage of the popular Meon Valley area.

The Pearsons Bishop’s Waltham office will provide comprehensive sales and lettings services along with specialist support to deal with sale by auction, land acquisition, development (new homes), surveying, property and block management along with mortgages and financial advice.

The new Bishop’s Waltham office is run by a friendly team of property professionals with plenty of local knowledge.

The team will be led by Debbie Passells, a Pearsons company director who has demonstrated her flair and passion for sales over many years of service.

Polly Shinton is taking on the Sales Negotiator role. Polly is one of the ‘rising stars’ at Pearsons and brings talent, enthusiasm and fresh thinking to her work.

Lynn Thompson is in charge of sales progression and administration, drawing on her extensive background in new homes, part exchange management and company administration. Lynn also has her finger on the local pulse, having lived in Bishop’s Waltham since childhood.

Cliff Ciorra is taking care of the lettings side of the business and looks forward to helping landlords in Bishop’s Waltham and the wider area.

Ian Spicer will be providing right-hand-man support to the sales team, drawing on his considerable experience.

Graham Lock is the mortgage and protection consultant for the branch. As a specialist in residential mortgages, Graham is the perfect person to help and advise anyone wishing to move into the area.

Bishop’s Waltham itself is a great place to work and an even better place to live. The attractive country town has all of the old-world style and charm you could wish for along with modern amenities (including specialist shops, bars and cafés), local schools and doctors and excellent public transport options. If you are looking to buy or rent in rural Hampshire then please call in to the Pearsons Bishops Waltham office and let us help you find your perfect home in the country.

Notes from the Auction Rostrum

  • 25 January, 2018

Can I firstly take this opportunity to wish you every happiness for the new year and I hope to see you at our first auction of 2018.

Once again there is something on offer for all tastes, starting at the lower end of the price with a large two bedroom flat in Southampton or three and a half acres of pasture land in Denmead with planning permission for stables.

If it is a property in need of work that appeals then there is the option of a cottage with a big garden just north of Fareham or a detached three bedroom bungalow within Bitterne, both guided under £200,000. For something a little larger then what about a Victorian House in Southsea, presently arranged as two flats and close to the seafront?

There is also a substantial detached residence with commercial usage on the north side of Portsmouth plus a modern maisonette in Titchfield and a big detached chalet bungalow in Horndean that ticks all the boxes.

On the extremes of our area we are able to offer a lovely family home or ready to let investment in the village of Overton, which nestles between Andover and Basingstoke.

All 9 lots are currently still available at the time of going to print and viewing days are well underway, so if there is anything which you feel could be suitable then please register your intent to view without delay.

Notes from the Auction Rostrum

  • 16 November, 2017

It has been a very busy year and sadly this will be our last auction of 2017. The activity over the last 11 months has been constant and some of the prices achieved have proved to clients why it pays to take a property to auction. Obviously some lots generate more interest than others, depending of course on price and demand, but everything will attract offers and at auction you can be sure that the best price has been achieved.

Once again there is a mixed bag of opportunities to consider, starting with 10 acres of land with fishing rights, to two additional plots both in excess of an acre.

The four lots under £100,000 will interest the investor buyers and the six houses up to £250,000 are ideal for home or rental, subject to certain works.

Within the selection of higher priced properties you will find a ready to occupy modern four bedroom detached house in Fareham, a substantial Victorian detached residence with existing commercial usage, but having much potential for other considerations and finally a charming period cottage in Bosham (sitting tenants) with direct views over the harbour.

You can view the online catalogue here.  Please let us know if you would like to view any of these lots and we hope to see you at the auction on the 13th December at the Hilton Hotel.
